Preparing Your Auckland Property for Rent: The Landlord Handover Checklist

23 October 2026

Whether you are turning your own Auckland home into a rental or settling on a new investment property, the week before the listing goes live sets the tone for the whole tenancy. A clean, compliant house photographs well, fills in about a week and sets a high standard for how the tenant must return it at the end.

1. Legal compliance before day one

Do not advertise a house that cannot legally be tenanted on the move-in date. Before we hand over keys, three compliance items must be sorted:

  • A completed Healthy Homes compliance statement covering heating, insulation, kitchen/bathroom extractor fans, ground moisture barriers and draught stopping.
  • Working long-life photoelectric smoke alarms within 3 metres of every sleeping area and on every level of the home.
  • Compliance with any body corporate rules and confirmation that the space being rented is a lawful residential dwelling.

2. Presentation that attracts A-grade tenants

Good tenants have choices. If they walk into an open home and see personal clutter in the garage, half-painted walls or a jungle on the lawn, they assume the landlord will be slow on maintenance too. Clear out all personal items, remove old appliances you do not want to be responsible for repairing, and get the house and carpets professionally cleaned.

Why does the initial clean matter so much? Because under the Residential Tenancies Act, the tenant only has to leave the property 'reasonably clean and tidy' relative to how they received it. A spotless ingoing inspection report with dated photos is your best protection at the end of the tenancy.

3. Insurance, utilities and keys

Tell your insurer the property is becoming a rental and put dedicated landlord insurance in place. Standard owner-occupier home insurance often excludes tenant damage and loss of rent. Disconnect your own power, gas and broadband from the move-out date, and leave Watercare ready for Climber to take over billing.

Finally, hand over a full set of working keys, window keys, garage remotes and building fobs for every adult tenant, plus a management set for our office. If you want a rent figure before you start preparing the house, request a free rental appraisal or talk to our property management team.

Questions landlords ask us

Should I leave my old washing machine or fridge in the rental?

Only if you are happy to repair or replace it when it breaks. Any appliance supplied as part of the tenancy becomes the landlord's responsibility to maintain.

How many sets of keys do I need to provide?

Provide a full set of entry keys, security fobs and garage remotes for the tenants plus a full master set for Climber to hold securely for inspections and emergencies.

Do I need a professional clean before the tenant moves in?

We strongly recommend it. A clean baseline photographed on the ingoing report makes it much easier to hold the tenant to the same standard when they move out.

If you want this handled for a property in Auckland, talk to the Climber team or read how residential property management works with us.
