Fast tenant finding in Auckland is a search with two fears behind it. You do not want the house empty and you do not want the wrong person in it. Climber's managed lets are set up to fill in about a week. That is the timeframe we publish, and it only holds if the rent is realistic, the photos are ready and we do not pause for a week waiting on keys.
Why does a vacant week matter so much?
Rent does not pause because the house is empty. Rates, insurance and the mortgage still show up. On a $650 week rental, two empty weeks is $1,300 gone before you count the extra power and the lawn. A slow let feels cautious. It is often just expensive.
The other mistake is filling it on day two with whoever applied first. That tenant is sometimes the arrears file three months later. Speed without screening is not a service. It is a delay.
Where does Climber advertise the rental?
On the sites tenants actually open. Trade Me Property and realestate.co.nz are the core, with photos and a description that says what the house is, not a string of adjectives. We also put it in front of people already looking, through our own tenant list and social posts. Open homes run through the week, including times that suit people who work. Our letting team is at the door. They answer questions and they watch who is a genuine applicant.
If the first round is quiet, we do not wait and hope. We look at the rent, the photos and the access. A property priced above the street will sit there. Telling you that early is part of the job.
Before the first open home we need three things from you. A rent you can defend, keys or a lockbox and a house that photographs the way it will be lived in. Half-painted rooms and a garage full of the last tenant's furniture slow the week down. If those are not ready, we say so before anyone talks about a start date. About a week is the pace when the listing can go live. It is not a promise that every property in every suburb fills in seven days.
What checks happen before anyone is approved?
An application is not an approval. Before we recommend a tenant we look at:
- Identity and the full application, including everyone who will live there.
- Credit and the ability to pay the rent that was advertised.
- References, including the previous landlord where we can reach them.
- Whether the story matches. A gap with no explanation is a question, not a reason to rush.
We do not skip a check because a start date is close. Pressure to 'just put them in' is how bonds get argued later. If someone fails the check, we keep the listing moving and we tell you why we said no.
Who does the letting if it is a team and not one manager?
The letting sits with people who do viewings and applications all week. Your ongoing manager is not also trying to run three open homes on the same night they are writing inspection reports. That split is why a file can move while someone is away. The handover is written down. The person who manages the tenancy can see who was approved and why.
Once they are approved, the agreement is prepared, the bond and rent in advance are collected and the start is booked. Keys and the move-in notes go out before the first day, not as a scramble on the morning they arrive.
What if I only want a tenant, not full management?
That is a different job. Casual letting is the one-off option. We find and screen the tenant and prepare the agreement, then you run the tenancy. Full management is the weekly service: rent, inspections, maintenance and the exit. Do not mix the two in your head. One is a placement. The other is us staying on the file.
If you want the screening detail, it is in finding tenants. The practical version is simple. Price it properly, photograph it properly, hold the viewings and do not hand over keys until the checks are done. That is how a week stays a week.
Questions landlords ask us
Does Climber really fill rentals in a week?
Managed properties are set up to be filled in about a week when the rent, photos and access are ready. We will tell you if the asking rent is why it is sitting.
Will you skip screening to meet a move-in date?
No. Credit, references and the previous landlord still happen. A fast yes without those checks is how arrears start.
Can you only find the tenant?
Yes. Casual letting is the one-off service. Full management is the ongoing work after they move in.
